In today's extremely competitive market, a home that is in tip top shape and shows well, is more likely to sell quicker.  If your home looks like it needs some repairs, the buyer is going to mentally deduct thousands of dollars, even if it would only cost a few hundred dollars to fix.   So my advice is to do the repairs yourself and have your property looking pristine. 

TIPS FOR SELLING (TONGUE AND CHEEK...BUT TRUE)
 
1.  Declutter by taking most personal items such as photos and childrens paintings, excess toys or sport items and (GROC*)
    
2.  Wash all windows...(When your car windows are clean, it makes you feel like the entire car has just been cleaned......same concept)
3.  Have your front door looking brand new, either paint, restain, or even put in a 
     new door.  You might even want to purchase some bright potted flowers and
     nice pots to put at your front entrance....You NEVER have a SECOND chance to make a FIRST IMPRESSION
4.  If your light fixtures are dated, invest in new ones..UNLESS you are selling a retro house.
5.  Put out all white towels in bathrooms...they are easier to BLEACH when they get dirty........gives a clean fresh look
6.  Choosing solid light colors for your bedspreads (such as white) will give the
     room a fresh, neat and clean look
7.  If closet doors do not close properly, leave them open so buyers do not
    struggle to close them and eventually break them off their tracks.
8.  Put clothes and papers away, leaving counter space free of odds and ends.
